Marketing Strategies

Internet presence and educating the brokerage community will always be my two most important marketing strategies when listing a property for sale.

90% of today’s buyers begin their real estate search on-line.  Working with me, we’ll have the benefit of my personal website, Telluride Real Estate Corporation’s website and lastly, on a global level, Christies International Real Estate’s website. 

Via these three mediums, your property will be fed to 11 other real estate websites, including: Realtor.com, Zillow.com, Trulia.com, HomeFinder.com, FrontDoor.com, Homes.com, HotPads.com, RealtyTrac.com, AOL Real Estate, RELOHomeSearch.com, DataSphere.com and Property Shark.  Showcasing your property at its best and highest quality via professional photography will be of significant importance to our success on-line.  If a potential buyer is searching the internet with specific parameters to their desires, they’re going to find your property looking the best it can.

Equally important to Internet presence is educating the brokerage community on the particular offering.  Telluride’s real estate market is unique and at some point a true buyer will en-list the service of a local broker.   My goal is to have all brokers knowledgeable about what your property offers, its merits and underlying value.

I will successfully accomplish this in numerous ways.  I will provide excellent information and description of your property in the MLS for brokers.  Continuing, my goal will be to get as many agents as possible to preview the listing upon it’s release to the MLS.  Via open house lunches, participating in local Broker’s Open Tours and hosting TREC’s weekly company breakfast meeting, I’m confident I’ll get upwards to 100 agents to preview the property before they ever show it.  For those special properties, I’ll conduct individual or small group tours with a select group of the top 20% agents in Telluride.  The brokerage community will be educated on your offering.  Lastly, I’ll keep the listing fresh in agent’s minds with a consistent, soft email blast campaign.

Beyond the internet and educating the brokerage community, common services provided as your listing agent will be getting professional photography, having TREC’s full time marketing director design a wonderful brochure, displaying that brochure in all 3 of TREC’s offices (town of Telluride main street, Mountain Village core and Mountain Lodge Hotel), seasonal advertising in the local newspapers and other publications, featuring the property in TREC’s 70 page marketing publication, The Collection, postcard mailer campaigns and lastly, open houses to the general public when possible.
