First 1/4 real estate market and Telluride update……..

Telluride and Mountain Village has clearly felt the real estate frenzy ignited by the pandemic. Inventory has hit 30 year lows as evidenced by the only 16 homes and condos for sale in the town of Telluride. This doesn’t mean that town is changing dramatically or that the market does not still have opportunity. Telluride is still high on people’s wish list for its sense of community and small town living. An interesting take off from this influx of new people coming to Telluride and Mountain Village is an increase in diversity that has lead to more collaboration on many fronts including arts, science, economics and more. The next era may lead to a more diversified economy, sophistication and global idea exchange.

San Miguel County real estate sales saw the largest 1st quarter in history, with a dollar volume increase of 136% over the last five year average. With four sales over $9.5mm in the last 12 months and three more pending at $14mm-$39mm, the $10mm benchmark has become more common with interested buyers. Less expensive properties regularly come to the market but do not last long, thus I advise that buyers be prepared to move quickly when they do.

Recently, a notable pair of developers signed a contract to develop a much anticipated Four Seasons hotel in the Mountain Village. It will take some time to clear all due diligence and gain its entitlements, but trust that will happen and this is very exciting news for the Telluride area and real estate market that is seriously lacking inventory.

As summer nears, we anticipate a continued strong interest in Telluride and the surrounding area. Vacation rentals demand, like real estate interest, will be at all times highs, so don’t wait to secure a rental- I”m here to assist with that also. Continuing, getting your restaurant reservations, kids into Telluride Academy, chefs, caterers, tee times, etc., will be of utmost importance and hard to secure on short notice.
