Quick outlying Real Estate market update, Ski Ranches, Aldasoro, East End…..

The Ski Ranches have experienced sluggish sales in 2023 due to an exceptionally limited available inventory. So far, only three homes have been sold through November, a notable decline from the eight homes sold during the same period in 2022. Despite the slow pace of sales, there are currently two homes on the market, both listed with asking prices just below $1,000 per square foot.

Thus far in 2023 Aldasoro four homes have sold, and there are no additional homes under contract. The neighborhood has witnessed a lack of home contracts for over three months, coupled with a gradual influx of new property listings. This has resulted in Aldasoro Ranch being the sole segment in the immediate Telluride region displaying a discernible trend of increasing available inventory. Currently, six homes are on the market, marking the first time in almost two years that such a significant number of homes have become available.

Meanwhile, in the Idarado Legacy and Falls at Telluride neighborhoods, only one home has been sold this year, with another currently under contract in December. That sale price amount was just over $10 million dollars.
